If you’re looking to make the move into the city, but aren’t quite sure where to live, rent.com put together a list of the ten most affordable neighborhoods in Philadelphia.

  • 10. Garden Court

    Average 2-BR rent: $2,073
    Rent change since 2021: 0 percent change

    The Garden Court area is a residential community developed in the 1920s and is noted in the architecture style seen in this neighborhood.

  • 9. West Central Germantown

    Average 2-BR rent: $2,041
    Rent change since 2021: +9.37 percent

    This neighborhood is close to entertainment and nightlife making it a great spot for young professionals.

  • 8. Upper North Philadelphia

    Average 2-BR rent: $2,038
    Rent change since 2021: 0 percent

    Fernhill Park and Hunting Park can be found in Upper North Philadelphia, so if you are the active type this might be an added plus for you.

  • 7. Allegheny West

    Average 2-BR rent: $2,038
    Rent change since 2021: 0 percent

    The suburb of Allegheny West is about 15 minutes north of Downtown Philadelphia with predominantly families living in the area due to the schools.

  • 6. Chestnut Hill

    Average 2-BR rent: $2,035
    Rent change since 2021: -1.63 percent

    Chestnut Hill is also known as Philly’s Garden District. You’ll find:

    Average 2-BR rent: $1,917
    Rent change since 2021: +11.55 percent

    If being basically in the heart of downtown is your thing, check out Overbrook, a little over five miles from Center City.

  • 4. Wynnefield

    Average 2-BR rent: $1,916
    Rent change since 2021: -3.97 percent

    If you are looking for more of a quiet suburban vibe, Wynnefield is a neighborhood you should check out.

  • 3. Roxborough

    Average 2-BR rent: $1,845
    Rent change since 2021: +0.98 percent

    Roxborough is only 11 miles northwest of Downtown Philly but also is home to several green spaces where you can take your kids to play, making it someplace you might want to check out if you are apartment hunting with a family.

  • 2. East Falls

    Average 2-BR rent: $1,503
    Rent change since 2021: +4.92 percent

    According to rent.com East Falls is highly rated amongst students and young professionals, in part because of its proximity to Philadelphia’s City Center. East Falls also has lots of green spaces and coffee shops, perfect for students or young professionals.

  • 1. Parkwood

    Average 2-BR rent: $1,296
    Rent change since 2021: 0 percent

    Parkwood is one of the cheapest neighborhoods in Philadelphia and is home to 1950’s era brick row homes, plus condos, townhouses, and other apartment complexes. The local Parkwood Shopping Center has 26 stores to do some shopping and grab something to eat.
